Ok where we live right now, we are renters. We don't own our own home yet. I was wondering if I was to buy a home to rent out to tenants, would that effect my chances of getting a home loan when we are ready to own our own home? I wasn't sure what type of loan I'd be getting for the loaner. If it was going to be based off of my credit or the value of the property.

Thank you @Paul Timmins! I've read the Ultimate Beginner's Guide and loved it. Learned a lot in a short amount of time. A lot of people have been recommending J Scott's book. I'm definitely going to pick that up. I appreciate your input.

@Alexander P Minotte hey thanks for the quick reply! I've read so many things about starting out with little or no money. Some say its definitely possible and others say you have to have at least a little. In your wholesaling deals, did you need any cash to do those deals? Did you have to have proof of funds to get the property under contract? Did you use an agent for the contract or get one online? And how did you go about finding the buyers? I feel like I understand the concept and could definitely do this starting out to build some capital. Just have a few loose end questions. Thanks for reaching out man!!

I work a full time job, about 50 hours a week here in the Kansas City (Olathe) area and I'm looking to connect with someone. I'd be happy to work for cheap (or even just knowledge and guidance to get started) on the side to learn and to get started in the RE business. I have a great passion for a career in RE. I'm interested in wholesaling and flipping to get started and then plan to hold some properties as I progress. If anyone has any input, guidance or interested in partnering up with a newbie I'd love to hear from you!

Really rough part of town and they're definitely not being honest with you if they're saying $3000  on a gutted house. That's already two red flags.

The first few responses had some info if you wanted to check it out. I listened to a podcast earlier today about the guy who did "27 deals in his first year". He said using answering services helped sift through the pointless calls and the actual leads.
