Gary, thx for the suggestion. I think the asset is a better hedge against inflation which i think is inevitable

So, after a 3 mos. experiment with wholesaling I am back to the 9 to 5. I know I want to invest in real estate but with the job (which I like so far) I was considering a hands off approach with the best possible return. So, All ye turnkey masters, what can I expect?

Would love to hear from @Chris Clothier but wouldn't mind supporting an up and comer like @Brandon Turner (u know you want to start a turnkey business). Also, is there anybody in Massachusetts that does this?

Thanks Morris Lucas and Mark Kindy. Yes, I didn't give it enough time; but, I was definitely going through too much money to keep going at the level I started with. Lesson learned. Well there were many lessons learned and I don't regret quitting my other job at all. I will definitely keep going; but, I am going to focus on niche lists like probates, pre-foreclosures with equity, and tax liens. I will keep you all posted!

Brandon Turner Thanks man. I feel pretty good though. The appraisal job isn't bad and I still believe in wholesaling. I am going to do a more targeted approach part-time. Also, my wife is starting to warm up to living in a small multi-family :)

I was full-time for three months. I put up a few signs and did some door knocking. And I sent about 2300 yellow letters. I spoke to about 150 people and made many offers. Also learned a lot about Internet marketing. But I'm a little worried that I'm going to run out of money. So, I just accepted my first assignment for my new commercial appraisal job. I will be keeping the wholesaling dream alive part time!

From my experience as an appraiser, people usually push the expenses upward for taxes; but 73% is way high (at least for my market) unless there was significant vacancy.
