@Pat L., wow 12mm!... the sales rep I bought the stiff from said 4mm should have been fine... of course, I guess you have to take that with a grain of salt...

What’s crazy is in our primary we have a 70 pound pit bull on laminate- not a scratch on the stuff!

@Theresa Harris you bet! Unfortunately there was other damage, so we pulled the deposit long before we got to the floors.

@Nathan G., thanks for the response... seems to be the feedback from everyone else too. Just an unlucky break this time, I suppose. Hopefully the other unit holds up better.

The best approach is going to depend more details in your situation.

From a birds eye view- the benefit of interest deduction on your personal home is now reduced (ins some cases eliminated) by the high standard deduction. However, interest on a rental is a business deduction you have virtually no limit on (speaking in general terms). Allocate as much existing debt as you can to the rentals, and take as much advantage as you can of the high standard deduction.

Of corse, I’d say don’t pay any down at all and just buy more property- but if you’re committed to paying down mortgage, see above.

SUPER bummed. Maybe I went with the wrong brand?

Rather than carpet, I went with 4mm luxury vinyl planks for 2 of my units. I figured they’ll last longer (cheaper over time), and they’re very durable (so I’m tenant proofing and preventing future maintenance)...

After ONE year and ONE tenant, these floors are toast. Scratched to high hell all over one of the units... other unit is still fine (better tenant), but the whole point of the LVP was to tenant proof even against bad tenants.

Has anyone else had this experience with LVP? Was this an anomaly?
