@Justin Juhan, I thought about that before I went with what I went with... ultimately I was intimidated at the prospect of leveling the floors and went with floating.

I’ll give it a shot on the next flooring replacement. Thanks for the advice

The property is in the high desert (Apple Valley, Ca). Agreed on short term tenants- not what we are after, but sometimes you end up with them.

@Brian Ploszay, they are gone unfortunately. Left this month on 3 days notice... we thought they were great tenants- paid on time, only heard from them occasionally when something needed to be fixed. Not very needy... seemed like good tenants until we got in there when they gave notice.

Our fault, though, for not doing regular site visits. They were only there a year, but we could have booted them earlier if we did a better job of checking in on the place.

@Mark Bommarito, Cali is tough, but don't count it out altogether. I found a Triplex in the high desert 2 1/2 years ago (an MLS deal, even!)... 10% down and it cashflows $500/mo and it has appreciated $70k since purchase. I'm in the middle of refinancing my capital out plus some so I can work on finding another.

Rental deals are in less desirable areas out here, and are harder to find... but they do exist

@Dan Bryskin, yeah. I remember looking st the wear layer when I bought... can’t remember what I landed on, whatever the sales guy recommended is why I went with. Maybe I need to have a second look and up it.

TBH, I thought I was referring to the wear layer, but your post reminded me that is a separate spec... thank you for reminder.

@Alissa Engel•- very helpful, Alissa... the flooring we used was also from Lumber Liq. Maybe that’s the issue... Tranquility was the brand, not sure if it is LL proprietary or not.
