Family from AZ? I just left the Bucs game and not happy hearing about anything to do with AZ. I'm in Palm Harbor now picking up my son from my parents house, then back up to Pasco where I'm a patrol deputy.

I've received 12 calls already out of the 128 yellow letters I sent out Tuesday. The problem is they are all "snowbirds" who live out of state but come down here for the winters and are not highly motivated. I have two that are somewhat interested who paid cash in 08 and still want more than what it's worth as they don't want to lose money. They want me to follow up and I'm thinking perhaps approaching them with a lease option. Feeling kinda frustrated due to the huge snowbird population down here that are the majority of absentees. I am, however populating a probate list I received thanks to contacts at the courthouse. I am highly determined to make this real estate venture work.

I chose absentees with 50-100% equity, 3+ bedrooms and within 15 miles of my zip code. I came up with 129 via listsource and used theyellowletterguy, then I FINALLY figured out how to creat my own. I was pumped to get two calls the first day they came out.

I figure with a lease option, I can agree to purchase near the TAV, as the market in the area is raising approximately 4%/year and I can figure a small profit on my final sale with the tenant/buyer, in addition to the option, the rent and the sell

I'm feeling pretty good as today was the first day my letters began arriving and received two phone calls, one of which is interested and we developed agreat rapport. Now, he paid cash for the house in 2008 and owns it free and clear. He put in a new AC, carpet in bedrooms and it has no repair issues. The house is a nice size (2049sqft) and has an enclosed pool area. He isnt HIGHLY motivated, but he moved to another state since having a stroke to be neat family, but he is interested. The TAV is $96, the comps place it near $109 (which is a great price for this beautiful house). My issue is I don't see him taking a 65-70% all cash offer due to what all he put in it in 2008. Im thinking I could offer a lease option with him, offering him $2-3k and payments to him, then find a tenant/buyer who'll pay me $7-10k with payments slightly higher. Please, I need advice.....

I'm having a HECK of a time getting the text lined up on the lines. I got them perfect from the left margin and some lines are perfect, but others aren't on the lines using MS WORD. Please help as I want to call yellowletterguy but I'm pretty sure I know the outcome.

I just got my first batch of yellow letters from TheYellowLetterGuy, even though I have since figured out how to make my own (but getting text perfectly on each line is a challenge). Would it be advisable or not to include my business card, which has my website, and my main point of "I'll buy your "pretty" or "pretty ugly" house as-is with fast cash"? Or is it better to not as you're trying to be more personable?

Ok, thank you for supporting what I assumed. I'm ecstatic I learned how to produce my own yellow letters today, including invitational envelopes and return labels. Talking about saving a fortune and they turned out awesome. I'm absolutely loving BP. Now I just need to start mailing, etc.

I have created a website and FB fan page, just got my business cards, got an absentee list and awaiting my shipment of 129 yellow letters. I still have money for marketing and wondering (famous question) if handwritten signs truly work in finding motivated sellers or pre-printed ones. I've read and agreed that people may doubt if you can pay cash (or other people's cash) to buy their house if you have a handwritten sign. Please advise.
