I have created a website and FB fan page, just got my business cards, got an absentee list and awaiting my shipment of 129 yellow letters. I still have money for marketing and wondering (famous question) if handwritten signs truly work in finding motivated sellers or pre-printed ones. I've read and agreed that people may doubt if you can pay cash (or other people's cash) to buy their house if you have a handwritten sign. Please advise.

Oh and I already took my first call via Craigslist and working another lead from Facebook.

I'm sticking my business model in marketing myself as my normal profession as a cop, due the the know trust, morals and implied ethics instilled in us which isn't there with unknown investors. So, I created a decent website , I ordered my business cards, ordered my first batch of 129 yellow letters targeting absentee out of state with 50-100% equity etc, created a Facebook fan page and getting serious "driving for dollars" for future letters. I'm excited that I got the ball rolling, now hoping it rolls and expands. I think I'm off to a good start but additional feedback would be appreciated.

Now THAT's funny and true. Can ya tell I type many reports a day? Hell, my friends make fun because often (I try not to be a cop off-duty) I will say "At which time" or "I called him via phone". If anything, I do think my profession will show potential subjects I'm far from being "a typical investor", at which time they will hopefully place some trust in me, via my actions and morals... :)

Nice try, but the taxpayers pay me to patrol neighborhoods and with that comes with keeping an eye on residences, to include vacant ones which usually contain criminal activity. By patrolling neighborhoods instead of what most cops do (sitting on main streets looking for traffic violations), I'm more of an asset which results in more arrests and high visibility. As stated, I do not use any resources other than public record. I take serious pride in my profession and do take offense to your implied response, but I do have very thick skin and the ability to reassure you that I'm not doing anything unethical.

Thank you, it showed the case is closed. I'm looking forward to her calling me once she gets back in town and then taking the big step in seeing if she would be interested in allowing me to help her. Just not sure how hard it would be to get proof of the case status in case I can make a deal.

I have been researching all different kinds of RE investing and just read Thomas Lucier's "The Pre-Foreclosure Property Investor's Kit", which was very well written and informative. He did not mention to do this, but I subscribed to a trial offer for RealtyTrec and seached properties near me with 50-100% equity. It showes the approximate value and the foreclosure loan owed. How accurate is this information without having meeting with the borrower and having them find out or sign an authorization allowing me to contact the lender?

In my line of work, "driving for dollars" is simple as it's just me on patrol. The last two days I drove every single street in my personal patrol zone (5 square miles) looking for and finding vacant homes. I am also really quick with using public resources (disclaimer) in researching those properties and later finding contact information on the owners. I'm sure my profession would also add credibility on prospective deals as I don't come as "a typical investor".
