We are buying an renovating a 24 x 56 3b/2b modular home in and older golf community. It will be worth 60/70k when complete at which time I want to refinance it and keep as one of our rentals. It sits on a full crawl space foundation, not on blocks with a skirt.

Do we have anyone here that can possibly finance this after completion?

We are looking at a house that has mold literally all over the walls and ceilings in multiple rooms, including the living room. Has anyone dealt with this type of situation? They don't know the original source, and it has been empty for 3 years.

It's a nice house, still has some of the Anderson window stickers on the upstairs windows, but the area only sells in the area of 115K, with a purchase price around 40K.

I'm guessing a full drywall tear out along with the insulation if needed, treatment by a mold remediation company with a certificate at completion, and then put it back together. Is about 1600 sq. ft.

Not my first rodeo, but have not dealt with mold on this scale. Let me know what you think.

Anybody have a source for construction renovation completion forms, that the contractor signs off on that all his people have been paid and payment has been made in full?

We all know how hard it is to find a good contractor, and sometimes we don't like to recommend the one we have as we don't want them to get to busy to do our work. 

Nonetheless, I don't have a "next" project for his crew to take on, so I'm willing to share his information if you need somebody.

For those that may know: are commercial lenders forced to package all loan applications and submit them to FHA for approval? Are there any lenders that still do loans in house that you can build a relationship with?
