85 North rocky River Dr. Berea, Ohio

3 Bedroom 1 bath 2 story cape cod, aluminum sided, good roof. Sits right above the river as in there is not back yard, and a very small front yard i.e. very little lawn care. 

This house is ideal for someone who has a student that is attending or going to attend BW. You can rent the other 2 rooms out. 

I have owned it for 10 years or more, always rented to just one tenant as it were, but the real money is in charging each student for their room, which I'm really not equipped to do. I want to sell and continue my investments further west.

Not a steal, but at 82000.00 there is money to be made. 

Literally, the house is 5 min. from Baldwin Wallace college in Berea, Ohio

The house passes the City of Berea leasing inspection every year.

Thanks for the reply Jennifer. That would help, but what we need now is real estate attorney to tell us if this would qualify these days as a "pay rent or quit" notice. I would think that by now, that if a tenant has agreed to receive emails related to rent, it would? Can anyone point me in the right direction on this?

I've read through the posts as it relates to all the PM software that has been tried, and some of you did an outstanding job of reviewing said software. The feature I'm looking for in a PM package is the ability to have it print out 3 day notices automatically if rent hasn't been posted by a specific date. Anybody know of such a feature?

Man I like this group. Thanks for the replies. Yes, my question applied to rentals, and it appears we are all close to doing the same way. Real good point about them banging up the walls and tenants coming from apartments. 

I to am a big CL user for everything: appliance, patio doors, building materials, etc

How do you guys handle appliances in single family homes? Provide them, provide some, none, charge more for them?
