Are there any pitfalls to look out for in such a deal? Say for instance, homeowner decides to back out of deal once started, decides they dont want to sell once renovation is complete etc etc?

Had a thought of a way for creative financing and looking for some feed back. I am a contractor with a little bit of money to spend. I want to get into the real estate and put my current business to work. How would it work if I found someone who would like to get out of their house for a certain number. I offer to fund a flip of there house, they would get the number they were seeking for their house plus a percentage of whatever the profits are after all expenses, holding costs, realtor fees etc..have been paid. Does this sound like something that could work?

You can mark a sraight line and cut the bullnose off the existing tread..lay a new tread over top and put a piece of trim underneath new tread to cover up the ugly cut. Hope this helps
