65k and renting out for 1600-1900 a month? Where i come from thats called a homerun all day long. Like a poster said earlier...buy every single one you can find!

Vinyl plank flooring with out a doubt...the floor looks good...is easy to install and can withstand any tenant u put in the house.

I would say if you have the funds available...get it done now...gives you alittle more negotiating power instead of needing it done in an emergency situation.

framing the wall shouldnt be a big deal..all he has to do is update the permit. its just a partition wall. but if ypu are adding another bedroom..then you probably need to add another smoke detector as well.
