@Jon Irving my focus is mainly beachside. I've helped a couple investors in Melbourne and Viera. The Viera area has a high demand and could be a nice area for you to target. The best deals I've seen are HUD and Homepath but keep your eye on the online auction sites too. The good news for you is you'll have less investor competition than those buying single family homes. @Jon Irving Welcome to BP. I also like to invest in condos and townhouses, although many investors steer clear to avoid any potential issues with the HOA. I feel if you do your homework and research the association, it's easy to see if there is a risk.

What are you planning to do with them after the rehab. Flip or keep as a rental?

The wholesaler that has this under contract sent it to me last week. I did a drive by and for us investors, at the wholesale price, it's not a deal. For an owner occupant it could be great, the beaches are beautiful in South Melbourne Beach. Here's the problem, that area is the only beachside area in Brevard with an excess of inventory. Avg days on market are double and triple other areas. I'm 19 miles north of there and if that property was near me at $850k it would likely sell in a day. South Melbourne Beach can be a great place to live but a tough place to invest. Hope that helps.

@Peter R. I haven't done a construction project myself, but from what I've seen the temperament for new construction is good. There are dozens of scapers and vacant lots being built on right now in Indialantic

@Will B. They are tough to find beachside with enough of a margin to flip. We bought our last one at auction and I normally write offers on many of the bank owned.

@Samuel Kesten Call me whenever you're free, I'm excited about your plans to buy here.. No moto for me this week, too much work. I've got a flip that's almost done so will be busy with staging, creating marketing material, photos, listings.. I've also got 3 customer homes closing in the next couple weeks, I need to design and plan the renovation for my student rental that we closed on last week, I just wrote an offer for another property to flip and hopefully I can help @Kerry Baird to buy the house that's coming up for sale 2 doors down from mine! I love being this busy but I will make some time for a nice surf on Friday or Saturday we're supposed to get some breezy offshore winds that will make for some nice longboard waves.

Dan Braunstein even with a capital gains tax, I'd sell! Put your energy towards finding an investment with the proceeds that will give you a nice return

With my previous broker, I had an agreement where I could sell 5 of my personally owned properties a year without a commission split. My current broker is a flat fee broker. I pay a fee for the entire year and I don't split commissions.

With a wholesale deal, one that you are not the owner of record, I wouldn't run those through a broker. Wholesaling should be separate from your realtor activities

I'm always looking for new ways to promote my listings.  Here are the standard things I do:

-add listing to MLS,Zillow/ Trulia, list hub

-create Facebook property listing with cityblast

-add to Facebook personal and business page

-create flyer/brochure (print and digital)

-posting to Instagram

-post to craigslist

-email blast to all MLS agents

-send to email list of personally known agents in the area

What steps do you take? What have you found most effective for getting showings?

Great advice @Joseph Landis I'm a big fan of the capital gains exclusions. I moved 3 times in 7 years and made nice gains tax free!
