i stand corrected, you CAN do long term lease options in Texas, but the requirements are pretty stringent and favor the buyer.

I am not a lawyer, but I'm pretty sure that a lawyer would tell you that lease options cannot be longer than six months in Texas.

This has been a great discussion; I'm really enjoying the back and forth between @Jay Hinrichs and @Joe Villeneuve in particular. For me it's solidified the thought I've had that one of my goals for the new year should be to get my license, not because Joe has the weaker arguments, but because my situation and market are closer to what Jay describes.

That said, frankly this thread has gotten off the original topic -- what licensing courses, particularly online licensing courses, do you all recommend?

IF it works the member you're @-mentioning will pop up under the edit box. But it doesn't work on every setup. For me it works on windows and Mac but not my android tablet.

I'm occasionally accused of being a pessimist myself (usually by my wife). I try to explain that I'm actually a very optimistic person, but I'm a realistic optimist. Reality works the way that it works and cares not what one bit what I think of it.

I've yet to convince her (but I'm optimistic that someday I will).

And the knife pulling thing and the motivations behind it are eight kinds of effed up.

I've seen an example where one parameter in a listsource search would incorrectly eliminate most all of the potential results. Specifically, in an area of New Jersey where most of the homes were 500k+ all of the results were listed as having a home value of 0-50k.

See if you aren't getting some reasonable looking number of results when your only parameter is the zip code you want to target. If so, next add your additional parameters one at a time and try to figure out which one is responsible for eliminating most of the results.

Anybody else suspect that Xavier Earquhart himself or someone who knows him is participating in this thread using an account created just for this thread?
