@Vivian Huang I would speak to a tax strategist. That being said I don't believe there is such a thing as capital gains on stocks.

There are lots of "guru's" out there. Depends on how much your willing to pay and how fast you want to move. Rod Kleif, Brad Summrok, Jake & Gino, Joe Fairless and Mark Kenney are all guys off the top of my head who offer some coaching. If you are looking for some info here and there I'd be willing to help but I do not have a coaching program.

@Eury Almonte if you could give us more info that would be great. Lots of sectors within real estate and some coaches only specialize in their thing.

@Jeremiah Cotner thanks for filling us in and joining the BP community. First off, are you still in NJ like you bio says? If so I live in northern NJ and we can grab a cup of joe to discuss RE. Regardless, I think I can be of help to you hopefully. I would say pick a market you currently know people in that can give you the low down and can look at properties or the area for you before you waster your time and energy going back and forth to a market. This will save you a lot of time. Once you pick a market stick with it for a while and don't chase the shiny object. Be an expert in that market so you can capitalize on a good deal when it comes.

@Jared Aquino lots of good markets obviously. Once you pick one stick to it for a while. Don't spread yourself too thin in many markets. You won't be able to know what a good deal is when it comes if you spread yourself to thin. 

How to pick a market:

-Pick a larger MSA

-make sure jobs are diversified. ex tech, medical, gov't, finance

-more people move in to the market than leaving

-room for growth in rent

-landlord & business friendly

-boots on the ground if possible

Once you narrow these things down learn where the path of progress is and good school zones. Don't buy in the hood.

@Loren S. I agree with @Antoine Martel post. You can also subscribe to large brokerage companies and see what they have online and find brokers that way.

@Michael Doherty depending on what type of deals your doing I think could determine what approach you take as well. For me as a syndicator I work closer to Scenario 1. I do it in a non bragging way and am really just telling a story on how they can achieve the same success and become financially free. If you have a current job maybe keep your business to yourself there so you don't raise any red flags with your boss. Hope this helps.
