@Michael H. We have switched up how long we underwrite our deals for. On top of that, we also place longer term debt on the deals incase something chances.  That being said, theres always good cash flowing deals out there and if I were you I would still 1031 exchange granted the deal adds up.

@Jason Barnes my initial guess would he either raised capital for each of the deals OR refinanced the first one and rolled it into the next asset! Good news is your able to do the same thing and create your own success! lots of luck

@Matthew Netwon Marquess congrats on diving into RE. You are definitely off to a great start.  I would recommend finding a coach or mentor in the specific space your interested in. Soak up everything they have to offer and rinse and repeat the systems they teach you. 

In regards to out of state I would also recommend SCALE.  Since it's not in your backyard you want something big enough that you can bring management in and run your properties for you.

@Richard Trang congrats on joining BP and looking forward to watching you grow and build out your network. I do not have any experience with building so I can't give you advice on it. However I am familiar with heavy renovations and I would say whatever you think it will cost to build I would add 20-25% to it! All the best on your project.

@Michael Guydish first off it sounds like an awesome problem to have! (my post is based off the assumption of you knowing how to analyze a deal to see if it's a good one or not) The first move is to determine if you want to be hands on and actively managing a deal and the day to day of it or do you want to passively invest in someone else's bigger deal? 

If it's option 1 I would recommend looking into a multifamily in a growing or very stable market that you know very well and have access to easily if its not a market in your back yard.

If it's option 2 I would recommend vetting syndicators/sponsors and seeing who is investing in assets that align with you investment goals. Some offer higher risk higher return and some lower risk lower return.
