@Jeff Morys congrats on getting into RE. The first thing I would do is get educated. Find a local mentor who is doing what your looking to do and pair up with him/her. You could also do an online coaching program. Find someone who is an expert in sector of RE your doing.

@Colin Davis focus on the numbers and underwriting. Try to take all emotions out of it. If the numbers make sense and you have already qualified the market then the deal will speak for itself.

@Kelvin Lee not sure how big your property is. If its large you can offer the local police department to use "one" of your units for dog training to sniff drugs. I have heard this helps clean up a property quick. You can post a flyer on doors letting the tenants know.

@Brian Orr tons of great advise already. Yes I would set up a PM company to keep everything neat and will help as you continue to grow.

@Syed Naqvi the best market is one that you have boots on the ground in and is landlords and business friendly.

from there pick:

large MSA

rent growth

population growth

and don't buy in the hood.

Congrats on your persistence on making so many offers. Love it! To answer your heading question my minimum I look at is 50 but ideally like 100 doors and up.
