Hey James,

There really isn't a right or wrong market. I like investing in my own backyard, which is Sacramento and surrounding areas. I'm able to get hands on with my investments, and also vet all of my tenants. I believe in CA real estate which has low inventory, prices and rents are solid, and theres a ton of demand. You do have to deal with more regulation, which is the cost of doing business in CA. I'm an investor and agent in Sacramento and happy to chat about the good and the bad of working in this market anytime.

Had an investor client in Sacramento recently do a 2 car garage conversion into a 2 bed 1 bath apartment in Sacramento for around $100k. Varies based on contractors, location, permitted vs. un-permitted. Lots of different factors.

It depends on where you the property is located. I'm in Sacramento, and conversions for something like that can be done for under $100k. Bay are definitely over $100k. Get plenty of bids and vet your contractors. Referrals are the best.

Hey Tom, I'm an agent and wholesaler in Sacramento. There are deals in any market. We make a lot of cold calls, but follow up and nurturing leads is where we lock up most of our deals. Some of these take months or even up to a year to get into contract. As you start to build your skills, network, and systems, it will start to snowball. Just take action each and every day, and fail forward. We JV with other new wholesalers on their first few deals. If you're ever in need of help, don't hesitate to reach out.
