Hey Zachary, it was a private money investor. He provided 100% of the capital for 50% of the profit. This is the 3rd deal that I've done with this investor, and we try to keep it as simple as possible. I handle acquisition, project management, and the sale of the property. We have a really solid construction team, so we were able to turn the project around quickly. Most of my private money investors are from my personal network.

SOLD. We really enjoyed working on this turn of the century bungalow in Central Oak Park. We were able to get our investor an 18% return on investment in less than 5 months. Looking forward to the next flip.

I am an Investor and RE Agent in Sacramento. I only invest in Sacramento, cash on cash is decent. Cash flow is a little bit more difficult to find right now, but appreciation is solid. For a long-term investor, this is a great area to invest. Lots of jobs, number one place people are moving to from the bay area. Rents have been consistently rising as well.
