Hey Clifford,

I'm a property manager and investor in Sacramento. I typically raise rents 10% annually, as there is a rent cap in Sacramento. Whether you decide to give them a notice to vacate or keep them as tenants, I would make sure to have them sign an updated lease agreement if you have them stay. Sorry to hear that you're going through that. Typically when I buy from wholesalers, I have it in my contract that property will be delivered vacant at COE. Make your wholesalers do cash for keys, etc.

In regards to this tenant, you could offer cash for keys, or start the eviction process. Depends on the interactions that you've had with the tenant. I use a local company to handle my evictions in Sacramento. DM me if you'd like their contact info.

I would look more at Roseville or Carmichael. Cameron Park, while nice, has threats of fires every summer. Also, insurance may be higher because of fires. The resale market in Roseville and Carmichael will also be higher, and if you want to turn that property into a rental one day, there is a huge demand for single family rentals. Hey Syed,

I have short term rentals and long term rentals, and while I'm not a CPA or attorney, I have done a lot of research on these subjects. It's important to know the right questions to ask your CPA or attorney. First step, would be to read the book "Advanced Tax Strategies" by Bigger Pockets. I took things from that book and brought them to the attention of my CPA, and have taken the lead on my tax planning and preparation. In regards to an LLC, I didn't create one until I had a few properties in my portfolio. It really depends on your comfort level. If I had it to do over again, I would've created my LLC from the beginning, not just to limit liability, but for tax purposes and to access more credit lines. If you ever want to jump on a call, I'm here in Sacramento as well.
