Hey Garrett,

Congrat's on starting your journey! Depends on your strategy. I typically invest in Class B & C neighborhoods, near hospitals or close to Midtown / Downtown in the historic more established neighborhoods. While you may not cash flow as much, you're getting a higher quality tenant, bigger rents, and great appreciation. Location is everything. If you're looking at more cash flow, I would look at small multi family in Class B & C neighborhoods, 2 bed 1 bath units or greater. Let me know if you'd like to chat more about this. Hey Allan, 

Congrat's on starting your REI journey. Sacramento & Stockton markets are considerably different. While the barrier to entry in Stockton is less, the rents and appreciation pale in comparison to Sacramento. Stockton has really taken a hit from the pandemic, with more and more businesses shuttering. Location is even more important in Stockton than elsewhere. In terms of expenses and capx, they are both comparable. Where the main difference will be is in the quality of the asset. I'd recommend either buying in Class A neighborhoods in Stockton, or looking at Class A-C neighborhoods in Sacramento. Let me know if you'd like to chat further about this. Best of luck.

Hey Patty, 

Depends on your strategy. Typically HELOC's should be used as short term debt or bridge debt. In regards to sell or rent, I would consider the following:

-If you sell, you will be paying capital gains. So maybe consider a 1031 exchange and use the proceeds to buy another property.

-If you rent, you can benefit from the cash flow, appreciation, debt paydown, and tax incentives.

Hey Saulo,

Yes, there is demand for traveling nurse or medical professional housing. Location is key. Rents are 20%+ higher for furnished mid term rentals than traditional rentals. Stays are anywhere from 1-3 months typically. I own a number of furnished mid term rental properties in Sacramento and am also an investor focused real estate agent.
