We potentially found a really good deal.  We are going to have contractors look at it to get an idea of what needs to be done but at first look it needs a complete gut then new walls, fixtures and appliances.  It will also need new windows.  Not sure about the condition of the floor yet.  

My question is what is the most you have ever spend on rehabbing a property (single family home).  I would be especially interested in hearing from people in the CT/NY area.

Thanks @joe fairless.  That's very helpful.  I am putting together a buyers list now so as soon as I am comfortable with that list we will begin looking for deals.  Never really considered it from the investors side but I always knew to keep the seller's interests in mind.

@Robert Leanard You are right.  As a marketer I can tell you that is 100% accurate.  It's better to target and create more touches than using a blanket process.

Walter, I have been listening to them as often as possible. I am working on freeing up some free time now to dedicate some more time to REI.

Abhi, I actually attended a Fortune Builders seminar this past weekend.  I figured I couldn't go wrong for $200 and there was easily $200 worth of information.  Obviously they tried to upsell but I was not spending $35K at this point.  I will look into the book though.

After attending a couple of seminars I decided along with a partner that we should get our feet wet with Wholesaling.  I'd really love to hear any advice, pitfalls, things to consider and etc. that everyone can offer.
