I am new to investing and have just put my first house under contract for a wholesale deal. if all goes well this will give me some capital to be able to be able to start looking into doing some rehabbing.

I am in need of a number of things to be able to really start moving in this industry. I am currently seeking the following team members to add to my team

Agents who are investor friendly and know what it is that investors need. ( I have had way too much experience with the ones who think they can represent an investor then keeps throwing deals that are $5000 under FMV my way)

Contractors: I need licensed and insured contractors who do good work and are able to complete it in a timely manner ( and cost effectively)

Wholesalers and Bird Dogs: These are very handy to have in order to keep the deals coming in

Handyman: Someone who can be a good resource for all of my little needs and quite frankly my right hand man

cash buyers: this is something I would like to have so that when I have too many irons in the fire I can still help others build their business and create some amazing connections.

and I am currently seeking good advise to keep me successful

I am in the SLC area and am in need of someone who can help me determine rehab costs on a property. The biggest hiccup I have is that most of the work is not in repairs as much as it is in updating and upgrading to match the neighborhood. I can schedule a walk through any time so let me know if you know of anyone that is investor friendly or if you are a contractor in the area hit me up

I found mine from an agent who has worked with investors before and seems to have a pretty good  understanding of what we look for... At least to my novice opinion she seems to have a good idea. She has also let me in on a potential buy and hold opportunity with a triplex that I am trying to get the details on

Thanks for the insight... I have some comps of the property and I am going to be checking it out further for a better idea of repair costs. Is there someone that is good at judging repair costs that could give me some advise? This is (or could be) my first deal. I want to make sure the numbers are good and I am open to all advise.

I have a property I need to try to get under contract, but I worry about the numbers. Not so much that they don't look good but that all the potential buyers don't want to deal with it because the numbers are so high. 4400 sqft home I can get under contract for around $109/sqft and the average house in the area is selling at $216/sqft. that is a huge spread for profit potential but my buyers don't want to deal with anything selling over #350k because it takes a jumbo loan and that really narrows the field of buyers from them. Am I crazy or are there investors out there that like the bigger numbers?

I have an amazing deal that I am going to wholesale to another investor, and this will be my first deal I have done. I am not really sure how to do my paperwork on this. I know i need to get the property under contract, and I am pretty certain I can get it at the price I am going to offer. But I need to know exactly how to put it under contract, what the contract needs to include, and I have been advised to have ways out of the contract if things go south during due diligence. Can someone offer some help?

Is there any way to get solid dependable comps besides a realtor? I have a couple I use, but I am also one that likes to do as much as I can so I can keep things rolling and I am not waiting on anyone else. I just want to know what (besides a realtor) options I may have to pull reliable comps

I found a reference on here that said these were a good source for finding your basic prices/sqft. Who has used these and how accurate have you found them to be? Property Shark looks really interesting as far as what you can get with the paid subscription and the full report etc. however if the info isn't very good then it would be a huge waste of money

Can someone please shed some light for me

they are a law firm, but they also have CPA's in the house and Real Estate Investing is their specialty. He is part of a community of investors and the majority of his clients are all investors
