Putting the deal under contract

I have an amazing deal that I am going to wholesale to another investor, and this will be my first deal I have done. I am not really sure how to do my paperwork on this. I know i need to get the property under contract, and I am pretty certain I can get it at the price I am going to offer. But I need to know exactly how to put it under contract, what the contract needs to include, and I have been advised to have ways out of the contract if things go south during due diligence. Can someone offer some help?
