Hi bp, hope you are well today! 

I have a triplex located in Gainesville, FL and my property managment company just sent me a letter of non-renwal after 5 years of using them. 

I am looking for recommendations for property managment companies in thr Gainesville florida market for multi-unit properties.

You using your realtor network is a great way to get good clientele. You can also find people that are going through claims on their homes and need temporary housing. This is a great market because insurance is covering the cost of the stay. 

All and all its about knowing your target clientele and catering to them.

With your comment about the insurance agents, we had a 3 month stay becuase someone had issues with their plumbing in their own home. You would just want to get in touch with Insurance agents i guess? 

Please let me know, becuase our tenants that were there for 3 months were amazing. They took care of our house like it was their own.

Hi BP, 

I am under contract for an airbnb property that has a pool. 

Can anyone discus s the specific coverage for insurance or liability protection I should be looking at? 

Currently I have an umbrella policy, and i was going to get standard rental policy quotes for insurance, but is there something else I should be looking at? 

Also, what are the physical requirements I need to have in-place? the Child gate, alarms, etc

Question to those who have new build and land purchasing experiance. 

I want to build a tiny home community somewhere in south florida and would love to also build a barn or event center for weddings etc. 

What type of zoning would I need to obtain or make sure the lot I buy would have? 

I really appreciate your help!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $287,500
Cash invested: $40,000

We originally purchased this property as a primary residence, so we only put 10% down on it, we lived in it for about 1.5 years. We found a great deal on a house on the saint lucie river/moved into that one.
So now this property is an airbnb/short term rental and we love it.
Airbnb gives us much greater control than a standard long term rental.

What made you interested in investing in this type of deal?

It was our first one, and long term wouldnt make sense for a single family home.

How did you finance this deal?

standard financing - 30 year fixed

How did you add value to the deal?

paint, sweat, nice furnishings

What was the outcome?

Hi there gentlemen, I am in Port Saint Lucie. 

There is a pretty active Reia Called Coastal FLorida Reia or CFReia for short. 

They have monthly meetings at keiser university. 

However I am always willing to meetup and talk real estate. I own a local Airbnb and 7 Multi-family doors out of state.

What are they charging per night? How full is their calendar? Should give you an idea as to whether it's worth it or not. 


 Jon, I have done this and honestly their nightly rates in most cases are within $20 per night of my place which doesnt have a pool. Maybe I could convert my garage to a movie theater or something? Though, that would probably be a similar cost to the above ground pool.

 Mark, yes as soon as April came, i noticed a 20-25% drop in bookings. We have had to reduce nightly rates 30% just to get bookings in my area which is Port Saint Lucie, Fl.

Hi all, quick question. 

I am in the Port Saint Lucie, Fl market and i have an airbnb that is doing quite well from an income perspective. 

However going into the summer my bookings have slowed down, i do not currently have a pool. 

Is getting a $500 above ground pool worth it? 

Anyone have any advise when it comes to liability/insurance if i have a pool at my airbnb?
