new build of Tiny Home Community and Event Center

Question to those who have new build and land purchasing experiance. 

I want to build a tiny home community somewhere in south florida and would love to also build a barn or event center for weddings etc. 

What type of zoning would I need to obtain or make sure the lot I buy would have? 

I really appreciate your help!
