Hey everyone, Good morning, we havent been having them for the past few months as it seems like Bp took off my previous post about meetups. 

Would you like to meetup in October? Perhaps the 24th at 1pm at starbucks on St lucie West?

It is a boat....They are very expensive to maintain if you want it to be able to go out onto the water. Keep that in mind...Everything for a boat is 3x more than a house.

@Joe Splitrock thank you for your clarification on the lease break, sounds like it hopefully will be a pretty cut and dry scenario as long as there was no communication between the property managment company and the tenants.

My previous experiance with the HUD violation, was simply that "we" meaning basically me and my property managment had kicked out the tenant because of his pitbull.. who happened to get an emotional support animal card the day after we told him they would have to vacate the property.

HUD contacted me, told me that I need to pay the tenants unexpected moving expenses about $1500 or I could lose my ability to rent my property. They had an email stating that he had to move because of his dog... thats what got me, one email cost me $1500. Dont put anything in writing... ever. Thats what I learned.

@Reid Chauvin yeah the big issue here is that the tenants want to renew their lease and now they tell us they already have 2 pitbull ESA's. Which technically would be a violation of the lease as they never told us they had animals.. that might be my only leg to stand on to not renew their lease.

Hey there BP,

I bring another case of emotional support animals being a nuisance in my investing career.

The first time this happened my PM company wouldnt manage a current tenant when they found out he had a pitbull so he got the dog an ESA card.. we couldn't renew his lease.. so he reports me to HUD.. I paid the last tenant what they wanted... now I have a strike with HUD.

Just recieved an email today from a different property managment company on my quadplex in missouri.. same exact situation, came into the PM office to renew their lease, pm asked about animals... tenant has 2 pitbulls which are both ESA's.. PM company wont renew their lease knowing they have pitbulls. So now we have to kick the tenants out...

Most likely they will go to HUD and complain..

What are we landlords supposed to do in a situation like this?

Any suggestions and feedback are greatly appreciated.
