New topic: I hear a lot of landlords say all proudly: "I evict those #&#*D%@ tenants 5 minutes after the rent is late". OK. Be honest, when do you start the process? Do you give anyone some slack? If so, when?

And lastly, what lesson (if any) have you learned the hard way when it comes to eviction and collecting rent?

Are you referring to a lease?

Although more expensive, I buy mine from the Minnesota Multi-housing association. They have been approved by the MN attorney general and will pass any subsidy provider's screen. Maybe there is a comparable entity in your town.

Oh boy....

I have several clauses in my rental application that could help. Maybe you have some:
[list]All tenants must fill out rental application.
No more than 2 people per bedroom.[/list:u]

If you don't have those, check extra hard their references. Even consider stopping by their current place to see how clean they keep it. You can be in a tight spot if you have not disclosed your screening process prior to accepting the application.

Not sure about the unsupervised minor. Good question for an attorney.

I will be interested to see what the other guys think!

I think you handled it well.

I am frequently frustrated by guests, but often struggle to prove that those people are actually living there. I have had good tenants tell me that this person that is always at their house lives in the neighborhood and is just visiting. The neighbors say he comes and goes all day.

Just the fact that she asked about it is great!

Call me old fashion, but I need to be able to drive by my properties occasionally as well as have the ability to pound on the door for my rent when it is late.

I have had 2 customer calls this week from people out of state looking to buy investment property in Minneapolis. One in fact lives in California, has never been to Minnesota, but just decided it would be a good place to own.

Let's assume for a second that these people are legit. Does anyone else own rental property (other than time-shares or fully managed vacation properties) in other states? Tell me how you bought it. Tell me how you maintain and rent it. Why did you need/want to go to another state?

I am fascinated!

I think Beachbum is right on. I have also used the city rental license rules to deny someone that wanted to put 7 people in a 3 bedroom unit. My license said up to 5.

Sounds like a huge time and money saver. Can't see why that would be a bad idea. I sent about 250 email newsletters per month using constant contact. It only costs about $15 per month and they have very professional templates.
