  HELP!  I have a 32 lot subdivision I am going to list asap and I need some graphic design help.  I have the final plat in PDF and CAD and need someone to take that and create some professional looking graphics.  I also have some drone footage that I would like to have lots layered into.  Anyone out there have a good graphic designer with experience with this type of work?

does anyone out there have a spreadsheet where they keep track of their net worth and PFS?  Every time I fill out one for a bank(which never has enough room for real estate) I tell myself that I need to have a spreadsheet that's always ready and up to date.  Can anyone out there share a form or spreadsheet?  Thanks!

Welcome Luong!  You've come to the right place to learn more about Real Estate investing.  You've also come to the right place to live!  I am here in Glenwood Springs as well.  Where did you end up buying a condo?  I have 15 rentals in Glenwood and I'm constantly searching for more deals.  I found a great Terrace unit off market last week that I couldn't do myself, so one of my clients is grabbing it. Let me know what sort of things your looking for and I'll see what I can dig up.

Welcome to BP Michael!  I am a broker/investor/spec builder here in Glenwood Springs.  Looking for deals back in OKC makes sense, as you know its really challenging to find deals that cash flow around here.  That being said, I've acquired 13 rental properties in Glenwood this year and they all make a lot of sense, so don't write it off completely.  There are deals that come up in this valley, you just have to be ready to jump as soon, or before, they go on the market.  Good luck to you!

I would agree, I'd leave as-is.  How are the shingles?  Other option would be to insulate from the outside, but that means a new roof.

    Quick background... I am a Realtor, investor, and contractor with cash and experience.  As most of you I have seen the deals become harder to find, and the money become easier to find.  I am starting my first "ugly house" direct mail campaign.  We're trying to do this right, so we are creating a landing website and plan for direct mail to be one of many lead generators.  

  The first goal is to find deals I can buy with cash and either hold or flip.  The second goal is to turn sellers who say "too low" to my cash offers into listings for my brokerage.  I can see this happening organically through the negotiation process, but I am wondering if I should market the campaign, and overall business, as such.  

  For instance, I was thinking of marketing "We can close on your house in 7 days with cash, or assist you in preparing your home for sale on the open market, whichever fits your needs better."  Very rough, I know, but it gives you the basic premise for my idea.  Not sure if it makes sense to market this way, or just let it happen organically through the negotiation process. 

  Any of you out there Realtors who juggle the buy vs. list scenario with success?  Any ideas would be greatly appreciated.  Thanks!

Hello all, my name is Scott Dillard and I would like to introduce myself to the community. I live in Glenwood Springs, Colorado. I am a commercial Real Estate agent, a flipper, and a deal maker. I've gained a wealth of knowledge from the BP podcasts and I am excited to get engaged in this online community. I am interested in everything to do with Real Estate. I currently use hard money to buy and flip value add properties, along with my traditional brokerage services. My original goal was go buy and hold everything, but I quickly realized that was very expensive.

I came to BP to increase my knowledge base and network. I am currently very interested in creating commercial passive income properties and my first posts will probably be about this topic. I look forward to being apart of the community.
