I want to get an estimate on a partial bathroom remodel. Scope of work: Demo and replace tub/shower. Install green board. Replace and install new fixtures. Install tub surround or tile to tub/shower area. I can buy all the material. Need to get an estimate on labor. Would like to see photos of previous work.

I'm looking to purchase my first BRRRR. I would like to start with a Duplex in the Philadelphia area. I want a realtor that has experience with investors. I don't want someone who will just send me a bunch of listings. I'm looking for something, not turnkey, but needs some cosmetic work. Paint, carpet, etc. Hopefully around the $120,000 area. (Of course that will depend on the work that is needed to rehab). A property that will cash flow well. Let's talk!

That's right by Northern Liberities and Fishtown. That area has been being developed for quite a few years now. Very hot area. Investors have done an extremely good job improving that area.

Any fee to attend this event?

@Account Closed I wasn't starting this with him just because we are friends. He actually showed an interest in flipping. He is retired at 57 yrs old, and was looking into this venture. He said he had done some research on some people with investor experience in flipping and sounded excited about it. He is just one of those people that is unreliable when it comes to getting things done. We talked about an LLC, getting a business loan, etc. He just drags his feet. Starting out, it just would have been nice to have a partner to do this with. No big deal.

RE partnerships sure seem hard to form. I had a friend of mine who SAID he was interested in doing some flips.... I left him a message, a little more than two weeks ago, about an area I was interested in..... I'm still waiting for him to call me back! Needless to say, he's not motivated.

I could also use a good investment realtor to help with my first BRRRR.
