Everything is conjecture. You have to call them and ask them specifically what it is.

Is it possible to put in an offer with two options? A higher offer not deducting the add'l agent fees. And a lower option with the agent fee deducted. I don't know that the agent will present it but it couldn't hurt. I think you'd probably be better off though trying to get it at courthouse steps.

Yes i can't wait for redistricting. My area (sw austin) will finally have someone to represent us in city council.

Mike, i watched it too and thought it was interesting. I do bristle when i hear people who still think they deserve treatment and advantages based on their race. Also, so many buzzwords used...the one guy keeps talking about "progressive" policies. He doesn't define what this means but I think i know what he means by that; guess he only wants to acknowledge that his "progressive" policies are the only mindset we can have in austin. I did agree with him that votes matter though. It would have been nice if they would have included a white conservative in the discussion because there are a lot of them around...Travis county voted 38% republican in the last election. I guess they don't want that kind of diversity of opinion.

Good answers by everyone. @Sven Simon I would charge 4.5% total...3% on the purchase side and 1.5% on the listing side. I also like to incentivize people to work with me. I feel that since you're an investor that there is the likelihood of a volume-type relationship...In other words, i'd hope to be doing multiple transactions with you over an extended time period. I also think that working with investors is generally easier than normal residential deals...less drama and stress for me as the agent. Of course if the investor wants me to do extra activities, such as making lots of offers on multiple properties, etc, I would probably want to charge more than this. Hope this helps.

I concur, I don't see how you could manage a remote property. Make sure you find a good company though. Someone who won't overcharge you for repairs when they're needed.

This is a great discussion. It's interesting for me to see the differences in opinion about investing for appreciation versus cashflow and how everyone has a reasonable basis for their opinion.

I am wondering if you experienced investors think there is a direct inverse relationship over time between cashflow and appreciation?

Also, i am interested in learning about this more so does anybody have any good recommendation for a book or something that explains this?

@Wendell De Guzman Thanks so much for posting this...it's fantastic information!! Would you mind sharing your bandit sign text? Do you order printed signs or hand write them? Do you hire someone to place? How did you find the person? How do you verify they're placing them? Any other tips on bandit signs? Again, thanks sooo much for posting and hopefully you'll have time to answer my questions.
