I hope you have a fun trip to Austin...

I think Austin will be hot for some time to come (years) People and companies are moving here in droves...especially from the east/west coasts. It has a lot to do with the business-friendly environment and low living expenses. I see other states ratcheting up the taxes and living expenses so that bodes well for Austin I think:

For residential rentals people are looking everywhere, depending on your strategy, I'd look at mls and cl. For wholesale deals you can sometimes find some good opportunities on the reic.org website (the big local investment group)

I took a look and I can't see any investment clubs meeting. There is an mce class that I'm going to that looks like it will be good. It's more of a general investing class though and probably not what you were looking for. Either way, I'd be happy talk to you about Austin if you want of grab coffee or a meal. I am a new member in Austin, TX. I am the Broker/Owner or Tower Real Estate. We specialize in working with real estate investors and income properties. I am also an investor myself and am always looking for deals to become involved with.

I have been in and around real estate for about 14 years. I have been a residential realtor with several companies as well as broker/owner of my own companies. I also have spent time as an appraiser, loan officer, and insurance agent.

I look forward to getting involved in this great website and learning and contributing a lot.

I agree totally to show the property while the tenant is there still. If you wait the potential renter could find something else. Also, If you get the lease you save some money.

Hi Jason, There are upsides and downsides to being an agent.

Upsides:

1) You get to charge a buyer agent commission on deals. This has never been a problem for me but as has been said before there can be some lender restrictions on this.

2) You can get full mls access. It's kind of expensive to get this in my city and it might not be worth it for just a few deals.

Downsides:

1) If you're making trying to buy a property listed on mls you have to go through the listing agent and pay the listing agent commission. If you're not licensed you're under no requirement to go through the selling agent.

2) You're upheld to a higher standard and if someone has a problem with something you've done they can put in a complaint to either your board or state real estate commission. The people who resolve these complaints are not usually knowledgeable in investment and creative real estate and are likely to give you a hard time or fine you.

If your main goal is to get mls access you might consider becoming an assistant for a realtor/investor. In my state you can get full mls access by doing this and the costs are greatly reduced.

Either way, I would work with an investor/broker who is knowledgable about real estate investing. Otherwise, you could run into difficulties.

I would definately try to find a specialty carrier that services your state. This is someone who specializes in general liability insurance and will have the most options for you. I would just google "general liability insurance texas" or your state. I'd call up three or so companies and get quotes from them. I would also make sure to talk to at least one or 2 brokers in this mix. Good luck to you.

Hi Kristi, Welcome to BP. I'm in Austin and I just joined today too.

It sounds like you really "have it going on" . I wish I would have started out when i was your age. I think you're doing things the right way though. Take your time and learn as much as possible and then dip your toe in the water. I agree with a previous poster about not letting your age stop you. I have been in real estate a while and and am amazed at how successful the newcomers can be...enthusiasm, knowledge and a great attitude go a long way. Good luck to you and maybe I'll see you at some real estate networking functions in Austin.
