I would imagine that you had to learn a huge number of things just to get to where you were when this fell through. You should pat yourself on the back and do it again...there are other deals out there you just have to find them.

I think it's ok if it's the only way you can buy property and add to your portfolio. However, it is a bit expensive because you'll have to refi and absorb those costs. Plus you'll need to qualify on rations for the next purchase. I think you need to talk to a good loan officer and have them prequalify you based on that scenario and see what the numbers look like.

It's a paradox...you shouldn't invest until you're educated and know enough not to do anything dumb...but you have to pull the trigger at some point and be willing to make some mistakes. I think the #1 is a little bit extreme though...I think there's no way you can become too educated. However, some people use this as an excuse for delaying taking action.

In my market it's a common practice with investors to become an "assistant" to real estate agents. You have to joing the real estate board but it's really pretty cheap....like $180 every 6 months. That way you can get full access to the mls. You can check comps to your hearts desire without having to go through the agent. You would just agree to use the agent if you need help selling a property or want to buy something from the mls.

On your first deal I would consider some sort of equity sharing partnership with a very experienced investor. Maybe you find and bring deal and they take you through their process, train and mentor you, share their contractors, etc for 50% of the deal. While you probably know a lot there is also a lot you don't know (and don't know you don't know)

Hello, I just watched a youtube video from inman news. https://www.youtube.com/watch?v=nHJrhMb_lmo One of the panelists who works with institutional investors keeps mentioning the term "yield". He explained how he calculates yield and it sounds like cap rate, Net Cash flow / Price = yield. Does anyone out there use the term yield when referring to cap rate?
