I try not to judge comments that are made, when I don't have all of the facts. So please explain your comment about wanting realtors. You see, realtors work off of the MLS, which you can access anywhere in the world. But you want them to contact you? You also said you closed 1700 deals last year. Very impressive. You must have an incredible staff, because that's 32.69 deals closed a week, every week, for the entire year. That would literally take an army of people to do that. Oh well, I guess I'm doing something wrong then! Best of luck to you and your army.

Congratulations! I suggest you hire a QUALITY property manager.  It's well worth the 8-10% they charge. I offer properties to investors that are located all over the U.S. and use a property manager for everyone of them. Finding a good one is imperative. I would ask some Indy folks in the forums for any recommendations they might have.  Best of luck to you.

I live in Crown Point, Indiana, which is 2 hours north of Indy and about 35 minutes from Chicago. I've lived there for 25 years.  Haven't seen a tornado yet!

You can evict in less than 30 days in Indiana, if you need to. It's very friendly towards landlords. You didn't say if you added in taxes on your numbers. Don't forget insurance and don't forget things like landscaping in the summer and snow shoveling in the winter. Who pays the electric bill on the common areas of the buildings, if there are any? Who pays for garbage? These all have to be factored into your cash on cash return percent.

Oh brother. I've heard a lot of stories from tenants, but I think this one is at the top of the list. Tell her she takes the fridge or buys her own. End of story.

I know East Chicago well. I just sold 3 multi units out there to one investor. I don't know the cash on cash return numbers for the unit you're looking at purchasing, but I got this investor 3 different multi units for a total of $285k. Yes, they need work, but I'd be weary of spending that much money out there, when there's plenty of others to be had. However, if your CCR percent is good, that's it's probably a good deal.
