I have wholesale deals available in the Chicago- Northwest Indiana area. One thing we offer investors that others don't, is that we'll manage the properties and we'll rehab them for your investor. So their location makes no difference. let me know if they have interest.

What is the reason you're interested in crowdfunding? Why don't you hook up with RE people in your aea? Go to meetings and get to know other investors and other wholesalers. Get involved with the RE community and take it from there. As far as investment dollars, there's areas all over the country that can offer you great investments for a lot less than $200k , or whatever. Our area has great deals for around $100k or less. It all depends on your goals. I do know some people who have had success with crowdfunding. Using your IRA/401K though, in my opinion, is a great way to go, whether it's crowdfunding or out and out investing. Good Luck!

Your post interested me. Are you looking to go into a substantial amount of RE deals or just add it to your portfolio to diversify your holdings? I'm not certain I would pay an advisor for a RE portfolio advice, but that's just me. I would stick with reading and posting on BP to gain knowledge about the RE market. The area you live in, has greeat potential for growth and profits. However, good deals are hard to come by! Look into Northwest Indiana for RE. Your inital costs are substabtailly lower there, than in your area. Yet the profit percentage is the same or higher.  NW Indiana also has a great buy and hold market as well as a good flipping market. It all depends on what town you invest in and what your goals are. Hope this helps.

So how do they price them when the hosue needs major rehab work? I have a property in Crown Point Indiana and it seems the bank won't even entertain offers! Not even "decent" offers. The ARV is around $165k. They're asking $115k. However, the house needs a minimum of $50k in rehab work. So where would I price the offer? What's even stranger, is that the house has been on the market for over a year. I was also told by the realtor that there's an attorney involved and a couple of other people, besides the bank. I just can't imagine them sitting on this house for such a long period of time. They had to come over and prop up the fence, because it's falling down!

I have experience in rehabbing properties and flipping. However, that was several years ago. I partnered with a few investors. They put up the money, I found the properties and rehabbed them. The investors are no longer doing sfr's, so I'm stuck and would like to flip houses again. I have access to bank owned properties, not only from the bank side, but I'm allowed inside the properties, so I can inspect as many properties as I have time for. So finding good deals, isn't an issue. Here's my question. What avenue would you suggest to find private investors? I've used Craigslist and many other sites, with no luck. I've scoured site forums, with no luck. Any suggestions would be appreciated!
