This is what I'd do...

Because there are regulations regarding sending mass emails (mainly you have to have an opt-out option) I'd hook up your Podio with MailChimp. There is an integration for that or you can just use Zapier to connect to the two.  

You setup a Zap that is triggered when you add a new client to the Podio Contacts App. This Zap will add the person to your MailChimp List.  

In MailChimp you'll create your newsletters and then schedule them for delivery to your Contacts Mailing List.

I only limited myself to organic because I didn't have the cash for PPC.  I wouldn't throw that strategy away.  You may have spent thousands but think of what you have learned.  Perhaps hire someone to run your PPC ads.  From what I hear there is a fine line between killing it with PPC and wasting money and the difference is experience.  Just my 2c.

I've pretty much moved all my stuff over to Podio these days.  I've got my Direct Mail campaigns, Lead Flow, Referral business and some other odds and ends in there as well.  To be honest I haven't found anything it can't do and do it well.  

Like some have said it's a bit intimidating when you first get started, but once you figure it out its DEAD SIMPLE.  The key is understanding how it works in terms of it's structure...

Corporation -> Workspaces -> Apps -> Items -> Fields

I will say that while Podio itself is great, you really need to integrate GlobiFlow so you can create automations to help control the flow of your data and create tasks to run your business on.

Hey @Ryan Dossey said you have to take this strategy as a long term play.  Focus your efforts on getting a handful of keywords ranked in the top 5 results of google searches. The longer your site is around and the more keywords you have ranked the more leads you will get.  

It took me about 5 months before I saw my first leads and another 4 to 5 months after that before I got a consistent 10 to 15 leads per month.  

Just remember that even though the investor carrot sites are awesome and they come with content, you have to put in the time and effort to get it ranked and see results.  

  1. Customize the included content
  2. Write some of your own articles that are specific to your target location
  3. Do the on and off page SEO that Investor Carrot provides tutorials for

What I like about Podio is that you can start simple and build it out to your exact needs as you go.  The other systems are set in stone for the most part with many features you won't use.

@Ryan Donohue Excel is incredibly powerful! It's built on Visual Basic for Applications (VBA) and all the macros are generated in that language.  You can connect Excel to external databases, write your own macros to do complex things that the Macro Generator (Recorder) can't do as well. There really are no limits to what Excel can do for you. 

I've got an simple excel lead manager and direct mail manager templates that can be downloaded on my blog.  Just are examples of what you can do with excel.  

Even with how powerful excel is, I still chose to use Podio because having good interface and a database back end for my data is a huge advantage...plus being in the cloud doesn't hurt.

I'm still really new to Podio, and I consider myself a capable person; but this isn't "clicking" yet - I know the potential is there, though! I'm just missing some key pieces somewhere that I need to get into place to "get" this... any idea what those pieces are?

The contacts field is handled a little different depending on the settings.  One option creates a workspace member, another option creates just a contact.  It is very confusing where they are stored.  I still haven't figure it out 100%.  To me it always made more sense to hold contacts in a separate app.

I agree that you should create a workspace for each of your different marketing techniques.  Then when the leads progress to a point where they should get offers, you can move them to an advanced Lead Flow workspace.  I like this approach because at this stage all leads are typically handled in the same way.

You could have one master contact workspace that handles all your contacts (Property and Personal).  Then you can just use relationship fields in all your apps to link up to this table.  Then it will be accessible by all your workspaces and apps. 

Take a look at my blog post about Proper lead flow in Podio.  It explains in detail how and why I set things up the way I do.  it should help you think through your setup better.

Hey @Drew Clements ,

From what I hear from Podio, they might be moving away from the contact fields in favor of separate contact apps.  A sure sign of this is that when you create a custom app they added an app type for Contacts.  The choices are now...

  • Standard - the Podio default, useful for all types of apps
  • Event - enables RSVP, event notifications and online meeting tools
  • Contact - manage your contacts in this app

The contact choice was not there 2 months ago.  I mayself started using a Contacts App because Globiflow and Zapier do not support the Contacts field.

What are the Relationship issues you are having with using a Contact App?
