A way that I work to find properties is by calling landlords to find out if they are ready to sell followed by a letter thanking them for speaking with my and my contact info for when they are ready to sell. It might be worth the effort if no inventory is available? Just a thought and good luck!!

Hi BP Family,

I am new to this site and as a full time REI, I am trying to find out if there are any BP Mastermind gruops here in the Bay Area? I am also looking for an experienced GC that would like to partner up on flips providing labor and materials while I find the deal, finance the purchase, will help in the PM, and will handle the marketing in this 50/50 relationship that I want to continue in more projects all over the bay/sac/central valley.

Why does Yellowletters.com not seal the envelops? I asked your office and they said it was not "policy." I have not been able to get an official answer. I think you offer one of the best yellow letter selections I have seen, but why not sealed and only tucked? It just seems so odd since everyone seals an envelope before they send it. I would love to continue to do business with your organization if you ever changed that policy. But I am open to your expertise since you have A LOT of it.

What are you planning on doing with the home? Perhaps you can do a seller carry on the house and work out terms with her to keep her under the threshold of ineligibility? Sounds like if you have the deal, which these days is one of the hardest parts of the puzzle, you can figure out a way. Good luck with this and like they say, for where there is a will, there is a way......

Many people have been ripped off by the so called gurus that sell financial freedom dreams. They are awesome at manipulation because so many want to live the dream. It blows my mind that they can live with themselves knowing that they are hurting people that are already hurting, hence the reason that they seek out financial freedom. I wish you the best of luck and I hope you figure out what is best to do about this...

I heard that someone can make a higher bid at the time the sales price is put forward to the probate judge. I am not sure about this, but it would be a major bummer to do all the leg work and have it fall through at the last minute in this way.

If he has to buy all the materials of course he will not want to buy the most expensive materials.  I don't see how you can work out anything here.  How can this be equal?

-What do you mean by "how can this be equal?" Not sure what you are asking here. I will speculate. The investor/contractor will know that cheap materials does not work on high end flips which will hurt the sale.
