we just need to remember its not the guru doing the student program its a fulfillment company and most are based in Utah.. with rich dad in FLA.. its huge money business can't blame these folks. if it takes off they will make 5 to 10 million a year in the student business... Jay I have no problem with making money, that is what our capitalistic system is all about. I just have a problem that many of these "fulfillment" companies that charge ridiculous amounts of money selling the promise of quick and easy financial freedom and target people that are the least able to truly afford the costs they charge. And it is their name regardless who is the perpetrator of the robbery (in my opinion). Because there are so many of these types of firms, I am a HUGE fan of BP and a lot of admiration of Joshua Dorkin for not selling out on the BP family. And it would not be so bad if the gurus just paid if forward for some of the less fortunate people that could use help just like these gurus claimed that they were helped out... just saying

While the show may not be completely realistic in the day to day operations of flipping, I do think it is a sexy version of what many of us do, even if they do leave out some important information. It is television after all and I give Terek and Christina big props. Their story is classic REI rags to riches material and they are leveraging off their TV success. I heard they started their own development and RE education firms. Good for them. I hope that they don't let greed take over and sell the dream of easy financial freedom via real estate by taking advantage of people like many other gurus who claim to have started with nothing but yet don't ever seem to pay it forward.

Great post. I especially like the part where you mentioned that they don't give you their address so you can take them off the lists. Never understood that part when I have gotten the same calls. Newbies to the direct mail life should all know that often times, maybe even more often than not, the person on the other end of the phone is not going to be a "motivated seller." At least in my neck of the woods. Best of luck with your leads...

I started in the business by getting lists from a local title company for owners within a specific county, which is free. I edited the list myself. Soon after that, I started working with findmotivatedsellersnow.com and get lists through them for a fee. I have not found a source that I would say you have to use these people. It is similar to the yellow letter companies, they all have pros and cons, you just have to go with who you feel is best for you.
