@Cameron Sharp Thanks! I did have a contractor/fix and flipper come look at it and for the price I'm getting it at (5k or less) he said he would even be willing to buy it if he wasn't in the middle of a flip but gave us the number of a guy who would be interested. My main concern is getting it for an investor who won't be afraid of the condemned status, but I think you may be right!

When wholesaling a condemned property, what needs to be done to take this status off of the house? Would this be done by me (the wholesaler) or my end buyer? I assume it will need an inspection, but don't know much past that? Any thoughts?

Hey BP community,

Name's Junior Salters, and I am a local investor out of Spartanburg, South Carolina and work mainly in upstate SC including Greenville. I work in Charlotte, North Carolina now and will branch out there as well. I've actually completed a handful of wholesale deals last May and July, but took some time off because my daughter was born in October and started a new job. Now back to the grind and ready to set my eyes back on the prize which is gaining more wholesale deals to build more capital for buy and hold investments. I await the new and old interactions with everyone!!

what are you looking for exactly? rent rolls of each home, expense records, leases, etc..? I was looking for any other details that a landlord would potentially want to know about the property (I know that includes everything), but was looking for any other specifics.

It's definitely worth wholesaling...at the right price which would will be tougher to pull off due to the seller having some emotion tied to it seeing as he built it. Would just need to figure out what the home could be rented for and what price you could get it to a buy and hold investor to make a good profit for honestly.
