I make financial models for living. To be honest, once you understand the basics, it's not that hard. The real value-add is the assumptions you use. 

You can also check the File Place section of BP (under tools) to see other people's models. Some users have uploaded some decent ones. 

Anyways, for basic commercial deal underwriting, I doubt you need to pay anyone (for the financial modeling aspect of things only). Going off your post, you already have all the skills.

Thanks for sharing lot of information. So how do one finance preforeclosed properties. Does it have to be all cash deal or one can get it financed like any other property.

Hello All, I want to know from experienced members which are the micro markets in DFW area which still hold potential for good deals. I am living in Frisco, Tx and feel frisco market has already gone to a point where you can not expect much returns. I am looking for a property for rental purpose. Hi All, I am a newbie trying to learn the trick of the trade. I am located in Dallas, Texas. I read some discussions on BP and found it is wealth of information about real estate. I am 37 years old software engineer and want to build some rental properties for rainy days. Most of my finances are tied up to my primary ,So really interested to learn about no/low down payment options to start investing. Any suggestions on how to proceed. Thanks, Satish
