Actually there are a handful of "soft" inquires used in tenant screening, including our process, that do come with a credit score.

There are some great advantages to this method, including that it does not affect the tenants credit score.  Some of the best tenants out there (with the best scores) will be cognizant of the differences between "hard" and "soft" inquires and prefer not to apply to multiple rentals whose landlords use the "hard" hit process.

So by doing hard hits, you may actually be missing out on some of the better tenants that don't want hard inquires affecting their good credit.

I've had over 1000 tenants, and done both methods in the past, and am now a fan of the "soft" inquiry method.

Typically LLC's give a layer of legal protection. But there are pro's and con's, and potentially tax implications.

In terms of setting one up, I'd talk to a local RE attorney in your area and/or CPA regarding the tax differences.

@Jim Holub  Similarly to @Dawn Brenengen I knew people would ask this, and got permission from multiple owners in advance to provide their names as references.

We had an initial packet we gave to prospective owners that were looking at our services.  It included things like:

  • Our fees
  • About our company
  • Tenant screening process we used
  • Marketing process
  • Sample monthly statement
  • Sample lease agreement
  • Tenant application process
  • References
  • Etc., Etc.,

I think the top companies you'll find will do something similar.

"Owning Property" is sometime loosely applied. Who really owns it? You? An LLC or company you own? Partnership? Trust?

Whether you could manage it may actually depend how it is owned.  For example if you owned property in Montana in an LLC, then you may, in fact, need a property managers license (or brokers license) to manage it by yourself.

Similarly, most judges would not allow you to proceed with an eviction, since you would be technically representing your company, not yourself - so you would have to get an attorney to do the eviction.

Agreed that the mortgage doe not make a difference.

If you are concerned about this may be worth checking with a local RE attorney on the legalities of different types of RE ownership.

@Wen Lei  I think you will find the best solution depends on how many properties, and what feature you are looking for (rental marketing, online applications, tenant screening, rent payments, etc.).
