I think the right software really depends on the features (and budget) you are looking for.

Is it mainly accounting you are looking for?  Marketing?  Online applications?  Tenant Screening?  Renter CRM?

Are you looking for something easy to use, or feature-packed  (you usually can't have both)?

Buildium / AppFolio are probably a bit overkill for 12 units - but it depends on what is important to you.

Hi @Jeremy G. ,

I just sent you a PM.  Congrats on all the leads you've been able to get.  We see 22 leads on average - but it looks like you are getting even more than that.  You may want to consider a higher price.  

Using the email or text link feature, may help to narrow down the most interested renters.

Personally, I've had good luck in setting up open houses too.  Helps save a lot of trips to the property, and creates some urgency (when multiple people are at an open house everyone tends to get more interested).

Great question.  I've been a landlord myself and a professional property manager and have now had over 1,000 tenants.  Getting the right information on a rental agreement is crucial for not only finding the right tenant, but also in case you should need it in the future for emergencies, evictions, etc.  

I routinely train real estate professionals around the US on tenant screening and I'm incredibly passionate about best practices in tenant screening - so passionate I founded a company of which tenant screening is one of our core features.

TurboTenant uses TransUnion (SmartMove) screening data - widely considered to be the leader in tenant screening data.  

The rental application includes all of your standard questions, plus the ability to add your own custom questions.  And tenant screening is integrated and simple once you have an application.  And yes, we give recommendations.

I'm assuming you are looking for both the online application and the integrated background check, is that correct?  I don't believe that SmartMove incorporates the rental application - they just provide the credit/background check.

I agree it's easiest on the renter to not have to create an account prior to applying and I'd certainly recommend using a service that has both the application and the background check - this saves you from having to re-enter information, etc.

Our service is unique in that it does not require a tenant to create an account to apply to the property (and does have integrated tenant screening).  Happy to give you additional details.

Honestly, most of the software options out there will require account creation from both parties.

Thanks for taking the time to share your experience.  A couple things to keep in mind. . .

The credit score is provided by TransUnion - a major credit bureau and one of the largest (if not the largest) tenant screening companies in the US.  We do not have control over their methodology to calculate the credit score or the recommendation.  I can tell you they are used by some of the largest companies for tenant screening, including Zillow, and BiggerPockets.

Regarding the references on the application:  there are spots on the application to provided references, as well as past and current landlord and employer information.  If the applicant did not complete this, or provided false information for this section I would recommend reaching out to the applicant to understand why.  This is certainly a red flag.
