That's good to know!  I have been surprised by the lack of response as well!  I dropped the price after 1 week but it's definitely the going rate.  I have had tons of emails but only 4 people actually schedule walk throughs.  I have marketed on Trulia, Zillow, Hot Pads, Craigslist, Cozy, and signs around the neighborhood.  Would love any other suggestions you might have! Thanks

Thanks.  That is how I'm leaning right now.

I was thinking it was a high paying profession. Thank you!

I listed a townhouse in a very desirable neighborhood outside Portland, OR 1 week ago and have only had 2 serious inquiries.  I'm hoping to get it rented out by Sep. The first applicant is a family already living in the neighborhood looking for more space.  Background checks came back fine but credit was bad (400s) and showed recent late payments (not on rent).  No previous evictions.  Retired/financially secure parents are willing to co-sign.  I know Oregon is a very tenant friendly state and very difficult to evict someone so I'm concerned.  Keep looking?

I have a townhouse in a very desirable neighborhood just outside Portland, OR I am just starting to use as a rental.  Rent is $2250/mo which is the going rate for this type of unit. I listed it one week ago and have only had 2 serious inquiries so far.  The first had bad credit. The second: husband has a job but not quite 3x the income. Wife just graduated from Dental Hygiene school and has signed with a temp agency to start work immediately while looking for a more permanent job (since she is relocating and unable to look for a job remotely).  Would you allow the temp agency income to qualify them?

This is a very helpful thread, but I have a question about the next step.  After you've done the mailing and start getting calls, what do you say to the people calling?  E.g. Do you offer to buy their house sight unseen? Or try to get in for a tour?  How do you know how much to offer? Do you use an agent to help with the process?  I'm preparing to start direct mailing but don't want to send out my first round until I'm adequately prepared for the calls.  Thanks in advance!

Hello!  I am preparing to purchase my first rental property and am wondering two things:

1) What does an AVERAGE BALLPARK monthly homeowner's insurance policy run? (I realize this varies widely based on location, size of home and a multitude of factors - I'm looking only for a ballpark average)

2) I'm curious if there are any certain insurance companies you've had particularly great success with regarding homeowner's insurance on a rental (great rates, good offerings, etc)?

Thanks in advance!
