@Jim S. I have been seeing that here as well!!  Many of the people who applied were in the 500s (I started prescreening after the first in the 400s).  Fortunately I just found some where one in the couple is in the high 700s, the other is lower but still ok.  But I totally understand what you mean!

I am drafting a lease agreement (through LawDepot.com) for my new tenants in a SFR and am wondering what to specify for Dispute Resolution: options are mediation, arbitration, or mediation and then arbitration. Anyone have any recommendations here?

I have the following tenant situation applying for my current open property:  Husband with stable job who exceeds 3x income, wife who stays home with kids (no income) and mother of wife who is also employed.  Husband will be paying rent.  I am running background checks on all adults.  My question is: since husband qualifies on his own for rent, would you recommend I run just the husband's credit report?  Or credit reports on all adults as well?  Seems a bit like overkill but I don't want to miss something.

@Nicole Heasley Beitenman thanks for the input!!  @Nicholas Cook good to know about price!  I have had a LOT more interest this week and think I have a qualified tenant now...almost wishing I didn't drop the price already but at least it was only $50/mo. :)  And now I know to hold steady for at least 2 weeks next time!

I don't have a specific number cut off because credit score is just a number and a lot of different things come into play - how long ago they have had credit issues, etc.  Sure, if I had people banging down my door, I would say no one with a credit score under 700 should even bother applying.  But as that is not the case, I am willing to consider anyone but want to proceed with caution and eyes wide open

Thanks so much.  Yes, I have noticed things slowing down as well.  Our neighbor's house sat on the market for 2 months at a decent price (several price drops too!) which has NEVER happened in this neighborhood!
