@Alexander Canha yes! We only have a small portfolio and it fits all of our needs very well!

They have been continuing to improve it over the past couple years as well.

I find it very user friendly. Since the craziness of 2020 we have even been able to move 100% virtual.

I just replied to another thread too, but I have been using TenantCloud for over a year and find it very easy to use as a landlord and for my tenants. I like it better than Cozy, and when I switched, my tenants told me they found it easier than Cozy as well.

Hi Mike. My father in law has done this several times. He'd know exactly what to do, and I'm sure he would love to give you some insight. Shoot me a private message and I'll see if I can have him give you a call.

Mike, we are currently using Laurel Yergler at CORE Accounting in CDA. She is very knowledgable and has been able to navigate us through what we considered some tricky obstacles with ease.

@Collin Schwartz Thank you for posting! So encouraging and inspiring! My husband and I decided we were going to self manage and as a result are now ditching the W2 and starting our own management company. I LOVE your book list! I am very excited to add a few of these to my list! After just 16 months! I am excited to see where you are in 10 years!

@Eli Rollins My husband and I are going into property management. While we still have the intention of getting our RE license (it’s not required in Idaho for property management), our focus is on rentals. What better way to learn the rental market than to be the ones handling everyone else’s. Also, we hope to use property Management to source most of our leads: we’ll likely be the first ones a worn out landlord will talk to and express the thought of selling. Property Management will be replacing our normal W2s though, so definitely not what I would suggest for everyone. But I agree, I definitely suggest finding your local REI networking groups, ones that focus on networking, not trying to sell you stuff. Good luck!
