next time the power company calls telling you what the law is tell them you are recording the call and ask if they will take responsibility for "removing the tenant"

Just one more tip when buying aerators make sure they are always bubble aerators, at 1.5gpm they usually will be but at 1 gpm they can be spray which most don't like. 

If you change out the shower heads make sure to market them as "new" because the old ones were so rusted out.. etc. 

I've never come across a shower head in a flip that was already less than 2.2 gpm but in NY you might have better luck.

i understand what you guys are saying, but where is she to go? Sure we can all tell her to leave but it does seem like she doesn't have a place of her own to go to. If she gets pushed out she will probably be in another family members house (who probably doesn't want that) correct? I know you can make it work for your mother and your income needs.

You're right. He can always bring her with him to Cali so she has a place to stay that isn't an income source/rental.

WHAT IF IT BREAKS

Whether it is supposed to be a reliable system or not, that would scare most buyers from the home even if you were selling for the same price! 

Maintenance on a regular HVAC system can be expensive, can't imagine a 50k system. I can also imagine the seller claiming it doesn't need maintenance/will last a lifetime but that won't sway most in the real world.

I'm sorry I don't think you guys understood my original post. 

The HVAC units I'm talking about are central air with ductwork and is only ONE piece inside each unit. Period. No additional pieces outside and it isn't those air conditioners that go through a wall like in some motels.

These are used as central air HVAC units in condos, apartments, etc. They provide heat and cooling. Looking for someone who has dealt with these types of units before.

How many years did you live rent free at your mothers house? Free daycare and free food? 

I'm sure giving your mother a place to stay isn't a grain of salt compared to what she has done for you.

If you have a building mixed with section 8/non-section 8 tenants can you bill back/implement RUBS for water/sewer on only the tenants who are not on section 8?

Have any of you used single package HVAC (thru the wall) for your builds or rehabs? 

I'm looking for more info so far I've come accross 3 companies: MagicPak, Skymark, and FirstCo that makes these types of units where there is a single HVAC inside of the unit - typically in a closet style box. 

I want to know who has buildings with any of these units or other units that I should consider. At this point they will be electric only/heat pump. No gas or water. 

Just want to know how maintenance and reliability has been for these kinds of units and any pros/cons.
