They probably have assistance for the electric bill as well so might as well leave it on 24/7 if it's the same price.

You don't need a duplex or quadplex to house hack.

Get a home with 2 or 3 levels and you live in the basement. Rent out the upper floors to a single family if you want to live headache free. It will also be much easier to find tenants for vs room by room. Room by room will also have higher turnover. You could have another tenant in the basement with you if you choose but keep the upper levels in-tact as one residence.

Obviously when choosing a home choose one that has it's own private basement entrance/exit. Probably harder to find with a townhome.

Check if a single package unit is cheaper to install - it needs the space of a small closet and ductwork of course. Only one piece don't need to worry about going on the roof or multiple units/installations.

Define installing the 1.5 ton units outside?

I made a thread not too long ago about single package HVAC units - didn't get too many replies seems like many haven't had to deal with multifamily HVAC solutions. 

The single package HVAC units might be your best bet since they can be all electric/heat pump but you'd still have to install the ductwork, but it is very high end and takes very little space. Also much harder to steal than outdoor units if that is an issue.

These companies make them: MagicPak, Skymark, and FirstCo.

Let me know what you guys decide on since I am interested in knowing!

We see law enforcement/military discounts everywhere so I'm thinking it should be fine. As far as city employees or something similar I am more worried about. Any more thoughts?

I want to know if any has experience offering law enforcement, govt employees, etc. a discount on rent, or perhaps having a program where you let them live rent free (assuming a larger complex of course). Legal? Illegal? Pros? Cons?

How would you pick someone to live for free?  Kind of as a way of giving back without running afoul of the law. You may get multiple applications from law enforcement but it gets tricky on whom to pick from there. What criteria could be used or would it be better to have a non-profit select the person and pay the rent instead so it isn't directly affiliated with the apartment complex?
