Anyone out there compare Investor Carrot websites and Lead Propeller? Are there any other great website providers out there that I should consider? All help is greatly appreciated.

You need to be careful of Michigan City. You can go from high end houses on Lake Michigan to bad neighborhoods pretty quickly. You can pick up properties off the MLS under $20K. Michigan City is one of the lowest priced markets in the area until you get to Gary. However, it is a big rental area. There is a landlords club there. They really help each other out. I was born and raised there. Most of my family still live there. I will fix and flip there. I might hold and rent for the short term. But don't expect a lot of appreciation unless you have a great area.(ie on Lake Michigan)

Northwest Indiana has it's own MLS. If you are wanting to invest in both areas, you will need a realtor who is licensed in both Illinois and Indiana or two realtors.

I am getting started as a real estate investor. In order to have access to the mls, I got my Indiana Broker's license. Last week, my managing broker told me he sold his business and that I needed to find a new broker to park my license. Does anyone know of a great managing broker who understands investors with licenses? I would really love to work for another investor who is also a managing broker. I am in Northwest Indiana and would prefer the Porter County or La Porte County areas. I appreciate any advice that you can give.

Thanks to everyone who replied. Sorry that I didn't post sooner. I thought that I would get an email when someone replied to my post. All this time I assumed no one replied until I started going through my postings again.

@Jim C.-Thanks! As I plug away at this, I'll keep you in mind.

@Tommy Desmond-When I say that I want to be an investor I mean that I hold the real estate. I don't consider wholesaling and fix and flips as investing, more as being an entrepreneur. 

@Scott Steffek-Thanks for the tips. I used to go to the REIA meetings when they were on Saturday mornings. When they switched them to Thursday evenings, it didn't work with my schedule.

@KeithJohn-I am in Chesterton every day. My children are in the Duneland Swim Club. I would love to get together. My husband is not into real estate investing. And I just don't know too many people who are.

Post: Sheriff's Sale in Indiana

I have been researching a property that is going to be in a sheriff's sale in a couple of days. As I talked to people in the different government offices, I kept getting warnings that seemed rather doom and gloom. Does anyone have advice on sheriff's sale? There isn't time to have a title company do a search. So I have been to the courthouse researching liens and judgments. So far everything looks ok.
