Post: Northwest Indiana Apartment Investing

I'm not a total newbie. I've been a real estate broker for a few years. I have done a fix and flip; and even though I love it, I'm interested in being more of an investor; more specifically, apartments. I've been reading books and BP posts and blogs. I have listened to hundreds of podcasts (BP, Joe Fairless, Michael Blank, Rod Khleif, Jason Hartman). I'm sure that the only way for all of the knowledge to sink in is to start doing. 

I am researching ways to get a mailing list together. I am aware of ListSource. I have, in fact, talked to a rep from ListSource who said that I would be better off mailing to a different state because Indiana is a nondisclosure state. I do know how to work with property records for the 2 closest counties here. And of course I have access to the local MLS.

I am also able to travel to Illinois and Michigan as both are only half hour drive.

So why do I write? Because I just finished reading Think and Grow Rich again. And of course it goes into length about a master mind group. I don't know anyone in my area that is interested in multifamily investing. So I have racked my brain trying to figure out how I am going to get a mastermind group together. And one day ( as I am trying to get caught up on my Best Ever podcasts) I listened to yet another Best Ever guest say that he can be contacted on Bigger Pockets. So I slapped my head and said that I already have a master mind group in Bigger Pockets.

So I welcome everyone's advice. If there are other investors in Northwest Indiana who are interested in meeting, I would be more than happy to start a group. I would love to find a mentor. If anyone has any great recommendations, I am open.

I have been to the NICIA meetings a number of times over the years. It's a really good group. I stopped going when they switched their meetings to Thursday evening. I have never heard of the second group. Do you know where I can get more info?

I am an at-home mom who just finished a rehab that is up for sale. All my money is in that property until it sells. I also have a child who gets sick often which keeps me at home for days (or up to a couple of weeks) at a time. Obviously this stalls any rehab project. I am in a holding pattern that I can't stand. So I need to ask... What niches (if any) are good for someone who can only work from home?

I'm not too far from you, Northwest Indiana. There are a lot of people on BP from the Chicago land area. I've not heard of Crime Free Multi-Housing program. Is there some place online that I could learn about it?

Welcome! Always great to see someone so close to home. I am currently working on a rehab in Michigan City. My main focus is LaPorte and Porter Counties. I am a real estate broker. I keep an eye out on MLS for deals. I am just getting started too. But I am more than happy to help in any way that I can.

I am in Valpo-Chesterton area. I am just getting started myself. I love BP! I have learned a lot. The podcasts are awesome. I also recommend The Ultimate Beginner's Guide to Real Estate Investing. J. Scott's books on rehab and estimating costs are incredible. Check out the BP bookstore under the Learn tab on the top of the page.

Larmon Cummings Jr welcome to NWIndiana. I would love to start a group. I have been to numerous NICIA meetings in the past. When they switched to Thursday evenings, I couldn't make it. I have also attended many NILA (Northwest Indiana Landlords Association) meetings in Michigan City. They are usually the last Wednesday of the month. Message me if you want to set something up.
