College dorm investors

Who invests in college dorms in southern Pennsylvania? Specifically York, PA? I would love to learn the good and bad about college dorms in this area. Since a good multifamily deal is hard to come by, this seems like it would be a good way to make more money because of having several rooms rented which could justify paying a little more for a property. Instead of 2 or 3 units in a small multifamily l, it could be maybe 5-8.
