Michael is indeed the real deal and I know that Steven Washington is a trusted source of what he has to say about Michael.

That said, like anything else in life, you get out what you put in and the reality is that a coach alone is going to make you rich. You need money for marketing as this is where the rubber meets the road.  This isn't for the faint of heart but you will come through this with a lot more confidence in your game after working with Michael and his team.

I have potential deal that could be enticing to an investor, but at face value the numbers don't look great to me at all. That said, it could be workable and so I'd like some 2nd opionions before saying no.

The house is in Fort Worth

This is a 3/2 840sf home built in 1946

Property is rented at $550 monthly

Seller wants no less than $38k

ARV Comps that I see in the area average about 52k. The houses could stand some upgrades. All I know at this time is that they are livable but not updated.

At face value this is no deal at all. However, he needs cash and he is willing to take 19k down and seller finance the balance.

He also has two additional (and basically identical) properties on the same street that he is willing to offer-up as well under similar terms.

Based on this info, is there a deal here?

I suggest you ask a lawyer and talk it over with a supervisor. 

There are ethical issues about this and proprietary/private information you are seeing that can get you in hot water if your not careful.

IMHO, it's neither a good or bad thing. If all the paperwork is in order there is no need for your presence unless you need a check then and there. I work virtually and have never been to a closing.

Like Jake, I agree that these things come in waves, but I also believe that volume is a key factor. 

If you have increased your marketing, I am curious by how much and how much time have you given this?

to clarify what I have achieved in marketing to under 1,000....

I have closed 3 assignment deals. I had three more contracts that failed to complete for various reasons with teh sellers. That may or may not sound promising to you, but these deals were far and few between and not at all consistent. This is why I harp on expanding your budget. The gurus have to tiptoe around this point for various reasons, but it is a fact. This is all about marketing!!!! If you don't have a budget, guerrilla tactics may land you that 1st deal or two if you are persistent and lucky, but if the proceeds are not reinvested 100% into marketing you will not get far.
