Hello, someone else on BP recommended this CPA here in Fresno, CA to me.  I just had a meeting with them last week and I will be working with them as of now.  He owns rental properties himself, so that's a plus.

What software would you use for one single family home?

Preferably:

1) Free- since only one unit

2) Able to edit lease for additions

3) Take payment online

Attempting to buy my first out of state SFH in Tennessee. Been analyzing for a couple weeks with nothing coming close.

How you getting even a little bit of cashflow with house cost so expensive and intrest rates through the roof???

What is one of the better investment property insurance for out of state investing?

I researched lists like the one below but just want investor input for all us rookies out there.

Hello, newer inventor here. I am a residential 1-4 door out of state investor.  I have one single family and am currently bidding on out of state properties.  

Seeing if anyone in the central valley, specifically Fresno, CA area wants to talk real estate.  Email, text, meet ups, anything to help out.  I mean bouncing ideas and helping one another is what is all about right?

Hello everyone, newer investor here.  I am looking to purchase small multi in the next few months out of state.  Currently live in Fresno, CA, but want to find a great location to pinpoint, analyze as many deals in one market and get a deal.  

With so much data out there (ex:population growth, employment, crime ect.) how can I pinpoint one market to invest in?  Is it just me or is all this data online in investing markets a bit overwhelming.  Any help is great, thanks!

Hello everyone, 

For a bit of context, new investor here.  I have been doing all the research (podcasts, YouTube, books etc) the past 6 months.  I am going to sell my primary residence and net over 100 thousand.  I have determined multifamily will be my niche.  

Just a conceptual question, obviously searching for a great deal and numbers working.

I would be out of state investing in states like Indiana, Tennessee, Wisconsin, Ohio, etc. 

With the knowledge you have now as an experienced investor, (rough numbers) would you rather start in:

A) Buy 4 100k duplex's with 25k down each

or 

B) Buy 1 six-ten unit 400k with 100k down

Any ideas and insights would be amazing.  Thanks!
